We are frequently brought in by funders or asset owners to do a complete review of an asset and provide a ‘warts and all’ view on the issues involved in maximising return – as we have a reputation for straight talking, for cutting to the core of a problem, and for providing realistic solutions and ideas, not just aspiration that has little chance of success. We address an asset as if it was our own business, putting ourselves in the owner’s shoes. We evaluate and recommend ideas and ways to stabilise the asset and strengthen net income and value. In doing this, we also examine options that might not be considered in the normal course of an asset review – as problem schemes often need a ‘leftfield’ approach to generate new possibilities. Going with the herd isn’t enough.
Our recent investment review work has ranged from district shopping centres to one of the largest landmark retail projects in the country.
Many schemes that we review also have a future development aspect. While such development may not be realisable in the immediate future, key members of our team have been developers (not just advisers) of major schemes themselves, both here and abroad, and so have the hard won understanding of the challenges involved – particularly in reconciling planning and development aspiration with commercial reality. As such, we can review the realisable development potential of an asset and how any existing development proposals can be altered to bring about an early release of value.
We also provide a detailed development review service for pure development projects – something which we have done for both funders and developers. Projects have covered retail, residential, major mixed use schemes, as well as one-off projects such as motorway service areas.
